Most cleaning disputes are scope disputes. Before a price exists, we write down every task and how often it happens, then you hold us to it. Here is what a standard program looks like by building type.

Bad cleaning is hard to catch. It rarely looks like an obvious mistake on the night it happens. It shows up weeks later as a tenant complaint, by which point nobody can say what went wrong or when. So we build every shift around four checkpoints where a supervisor signs off, and we send you that record the next morning.
Crew checks in through building security under their own names. The supervisor walks the space and flags anything that changed since the last visit.
Trash, restrooms, high-touch disinfection, floors, glass. Same sequence every night so nothing gets skipped when a crew member is out.
The supervisor inspects against the written scope, notes exceptions, and photographs anything that needs your decision rather than ours.
You get the completed checklist, any exceptions, and supply levels. If something was missed, you know before your tenants do.
Switching vendors is a risk you carry personally. These exist to make that risk small and reversible.
We measure the space, count fixtures and restrooms, and ask about your hours, security protocol and tenant mix before quoting anything.
Task by task, frequency by frequency. If it is not on the sheet we do not charge for it, and if it is on the sheet you can hold us to it.

Documentation for every person who will hold a key to your building, available before they start rather than after you ask.
Cancel for any reason with thirty days written notice in the first year. If the work is good you will not use it, and if it is not, you should not be trapped.
